These passes provide access to the resort recreation center, including the fitness area, indoor pool (when available), and seasonal outdoor pools. Whether you're looking to stay active, cool off on a warm day, or enjoy family fun, the resort amenities add even more value to your mountain getaway. An enclosed, heated Junior Olympic-sized pool with 8-feet at the deep end, and a large shallow end for the small ones. It's comfortable swimming year-round. The Recreation Center's lobby include a Fitness Center and Game Room. The Fitness Center is complete with treadmills, weight machines, free weights, rowing machines, and exercise bikes. Satellite TV and Wi-Fi are also available onsite. The Game Room is a coin-operated arcade with games, pool tables, and an air hockey machine, and candy machines. The Recreation Center also has other outside attractions, which include tennis, basketball, and pickleball courts, plus an 18-hole miniature golf course. The equipment can be checked out at the Recreation Center desk. Rental Agreement & Rules General Policies Damage & Claims: We reserve the right to file claims for damages, including excessive cleaning, broken house rules, or missing items. Booking Notifications: Enable notifications from the booking site before booking to receive essential pre-stay information. Age Requirement: Guests must be 18 to book, except for the children of renters. The primary renter must be present during the stay. Child Safety: The cabin is not childproof. Supervision is required in areas such as stairs, hot tub, fire pits, fireplace, and creek/river. Guests are responsible for their children's safety and any disturbance or damages. Check-In & Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM Maximum Occupancy: 12 guests. All guest names and ages must be submitted in advance. Unauthorized guests will result in fees or reservation cancellation. Prohibited Actions & Fees Pets: No pets allowed due to health reasons. Violation incurs a $500+ fee or reservation cancellation. Smoking: No smoking of any kind (inside or outside). Includes tobacco, e-cigarettes, and marijuana. Violation incurs a $500+ fee. Parties & Noise: No parties or loud music. Violations may result in cancellation and additional fees. Quiet Hours: 10:00 PM - 8:00 AM. Unauthorized Vehicles: No golf carts, ATVs, or additional vehicles beyond those registered. Security Cameras: An exterior camera is installed for security purposes. No cameras are inside the cabin. Property Care & Use Cleanliness: The cabin is professionally cleaned and disinfected between stays. Please remove shoes indoors. Property Care: Do not remove items from the cabin. Report missing or damaged items upon check-in. Food Restrictions: Limit food to the kitchen and dining areas; no eating in bedrooms or living areas. Restricted Areas: Locked cabinets/closets are off-limits. Outdoor & Recreational Use Fire Pits & Fireplace: Use only fire pits for roasting marshmallows. Indoor fireplace requires an extra screen; use only three logs at a time. Grill Use: Propane grill only. No charcoal or wood. Turn off gas when not in use. Community Access: Picnic spots and river access are available without an amenity pass. Hot Tub Safety: Shower before use. Max 6 people; no diving. No glassware. Children under 12 should not use it; under 5 are prohibited. Limit soaking to 15 minutes. Secure the cover after use. Resort & Driving Conditions Driveway Conditions: The gravel road may require AWD or 4WD during inclement weather. Resort Entry: Do NOT call other residents for gate access. Safety & Liability Fireworks & Open Fires: Strictly prohibited by the River Resort. Wildlife Awareness: Bears, deer, coyotes, and other wildlife are common. Do not feed or provoke them. Septic System: Only flush toilet paper. No tampons, wipes, or paper towels. Emergency Equipment: Flashlights and a fire extinguisher are provided for power outages. Water Activities: Swimming, fishing, and tubing are at your own risk. The creek is swift and dangerous; adult supervision is required for children under 12. Liability & Additional Conditions Guest Responsibility: Guests assume responsibility for accidents, injuries, illnesses, or property loss during their stay. The owner is not liable except in cases of gross negligence. Damages: Guests are responsible for maintaining the property. Report any pre-existing damage within 1 hour of check-in. Weather Policy: No refunds due to inclement weather. Travel insurance is recommended. Internet Use: Guests must abide by the Acceptable Use Policy. Personal Belongings: Guests are responsible for their items. Lost items will be shipped at the guest’s expense plus a $25 handling fee. By confirming your reservation, you agree to comply with all rental terms and conditions. Oven Use: Turn oven control knob to "bake" then enter the preheat temperature you need and hit start. You will have plenty to do with easy access to local attractions and restaurants. Enjoy amazing waterfalls, trails, hikes, wineries, orchards, and plenty to do within the gated community. Be sure to see the house manual for more tips! While you can enjoy the scenic parks, long walks, and hiking trails within the community, you will need a vehicle to travel around within the community and to most places due to its size. The gated mountain community is made up of mostly paved roads and some gravel roads but is generally easy to navigate around. Inclement weather such as ice/snow could affect.
